Hotel rate management with rate plans, restrictions and taxes on one calendar

Set what each room type costs each night, which stays are allowed and which offers are on sale, in one place. The booking engine and the front desk quote from the same rates, so a guest hears the same price online and on the phone.

One price, wherever it is quoted

The booking engine and the front desk price a stay from the same rate plans and the same calendar. The price and the cancellation terms a guest accepted stay on the reservation, even when the rate plan is changed afterwards.

A whole season changed in one action

A revenue manager can set prices for a date range, narrowed to chosen weekdays, and see every affected night before and after the change. Restrictions can be set across a range the same way, without touching anything left blank.

Tax worked out night by night

Each night of a stay is taxed at the rate in force on that night. When a tax rate changes on a given date, a stay that crosses the date is taxed correctly on both sides of it.

Rate plans and packages

A rate plan is what the guest buys: a flexible rate, a non-refundable rate, a half-board package. Each plan carries its own rules, so the conditions travel with the price and are shown to the guest before they pay.

  • Priced per room or per person, with prices by number of guests and a child price
  • Inclusions, names and descriptions written per language
  • Dates the plan is on sale and dates it can be stayed
  • Minimum and maximum length of stay, and how far ahead it may be booked
  • Its own cancellation policy and a deposit or pay-in-full rule
  • Derived plans priced a set percentage above or below another plan

Rate and availability calendar

The calendar shows room types down the side and nights across the top: rooms free, the price and any restriction for each night. It is where a revenue manager closes a night, lengthens a minimum stay or reprices a weekend.

  • Stop-sell, closed to arrival and closed to departure per room type and night
  • Minimum and maximum length of stay per night
  • Range edits across dates, for one room type or all of them
  • Bulk price changes by date range and weekday, with a preview of each night
  • Stay-length rates: a different nightly price for a longer stay

Promo codes and negotiated rates

A promo code takes a percentage or a fixed amount off a stay. It can be limited to chosen rate plans, to a booking period, to stay dates, to a minimum length of stay and to a number of uses. Agencies and companies with a contract book their negotiated rate with an access code, and loyalty members see their member rate once their membership is confirmed. A code never makes a stay dearer than the public price.

Taxes and charges

Taxes are set up once per property and applied to every quote, folio line and invoice. Each part of a price belongs to a tax class, and each class has its own rate with a start date.

  • Tax classes for accommodation, meals, activities and other, plus classes the property defines
  • Rates with a start date, so a change in the law is entered ahead of time
  • Tax included in the price or added on top, as the property's market expects
  • Flat charges per stay, per night or per person per night, such as a city tax
  • A package price split across tax classes, so breakfast and the room are each taxed correctly
  • Reverse-charge treatment on an invoice where the property's accountant confirms it applies

Reports today, yield rules and forecasting in development

Reports on occupancy, booking pace, arrivals and departures, payments due and the mix of booking sources are available to founding properties, and each can be downloaded as a CSV file. Automated yield rules, which would adjust prices by occupancy, lead time or length of stay, and forecasting are in development and are not yet offered for use. Today prices are set by your own team.

Setting up a winter offer

    The revenue manager creates a rate plan: priced per person, breakfast included, minimum stay two nights, on sale now for stays in December.

  2. 02

    They enter nightly prices for each room type across the month, higher on Fridays and Saturdays, and check the preview before saving.

  3. 03

    They add a non-refundable version as a derived plan, priced a set percentage below the first.

  4. 04

    They close the New Year nights to arrival and set a longer minimum stay over them.

  5. 05

    They create a promo code for midweek stays and limit how many times it can be used.

  6. 06

    From the next search, the booking engine and the front desk quote the new prices, with tax worked out for each night.

Questions hoteliers ask

Is rate management available now?

Rate plans, the rate and availability calendar, restrictions, promo codes and taxes are available to our founding properties, who bring them into use with us stage by stage. Automated yield rules and forecasting are in development and are not yet offered. It is not a self-service product you can sign up for today.

Does Hemmz change our prices automatically?

Not today. Automated yield rules are in development and are not yet offered for use. Prices are set by your team, and derived plans and stay-length rates follow the rules you give them.

Can we price per person as well as per room?

Yes. Each rate plan is priced per room or per person. A night can carry a different price for each number of guests, and per-person plans can carry a child price.

How are VAT and city taxes handled?

Each line of a price belongs to a tax class with its own rate and start date, and each night is taxed at the rate in force on that night. A flat charge per person per night, such as a city tax, is set up alongside. You enter the rates your accountant confirms and Hemmz applies them to quotes, folios and invoices.

Do our rates reach online travel agencies from here?

Not yet. Channel connections are in development, and no channel is connected for any property today. For now the rates you set here are the ones sold on your own website and at the front desk.
